Our flat-fee listing package includes full-service representation and the core services needed to market and sell your home. However, not every property needs the same level of additional marketing support.

For homes that would benefit from extra exposure or specialized presentation, the following services may be available for an additional fee. We will discuss whether any of these options make sense for your property before adding them to your listing plan.:

The seller flat fee covers Field & Vine Realty’s full listing representation as outlined in the selected package. This fee does not include optional paid add-ons, buyer broker/agent compensation the seller may choose to offer or negotiate, repairs, seller concessions, prorated taxes, title fees, attorney fees, payoff amounts, HOA fees, recording fees, or other closing costs that may apply. Final costs may vary by property, contract terms, and closing provider.

About Representation Fees

In some transactions, the seller or seller’s broker may agree to cover some or all of the buyer’s representation fee. We will discuss your options clearly before you make an offer, so you understand any possible out-of-pocket cost.

If the seller or seller’s broker does not cover the buyer representation fee, the $3,200 flat fee is your cost for Field & Vine Realty’s full buyer representation. Other transaction-related costs, such as inspections, lender fees, title fees, and closing costs, may still apply.
